Buying your first home in New South Wales can feel challenging. Property prices, stamp duty, and loan costs all add pressure. The First Home Owners Grant NSW (FHOG NSW) is one of the main benefits designed to help first home buyers overcome these financial barriers.

It gives eligible first home buyers a $10,000 tax-free, one off grant payment to support the cost of buying or building a newly built home. This grant amount is a valuable boost to help with the purchase price and other costs associated with home ownership, including legal fees and lenders mortgage insurance.

This guide explains the First Home Owners Grant NSW eligibility criteria, how much you can receive, how to apply, and the other first home buyer grants and first home concession schemes in NSW that may reduce your costs. It also covers important eligibility requirements and other eligibility criteria you need to meet for eligible transactions, under the own legislation of the state.

What is the First Home Owners Grant in NSW?

The First Home Owners Grant NSW is a one-off payment of $10,000. It is given to first home owners who buy or build a new home.

A “new home” means:

  • A brand new house, townhouse, or apartment that has never been lived in or sold as a place of residence
  • An off-the-plan property bought directly from a developer under a separate contract
  • A home that has been substantially renovated by the seller, where most of the building has been replaced

The grant does not apply to established homes that have already been lived in or investment properties. This rule exists to encourage the construction of new homes and increase housing affordability and supply.

For many first home buyers, the FHOG can make the difference between buying now or waiting longer to save. It helps more NSW residents enter the residential property market by reducing financial barriers.
