What Is a 1st July 2027 Cost Base Property Valuation?
A 1 July 2027 cost base property valuation is an independent assessment of a property's market value at the CGT transition point. It may provide evidence for an owner and their tax adviser to consider when applying the CGT indexation rules to a future disposal. The valuation does not trigger CGT, calculate tax or replace professional advice.
Why Does the 1 July 2027 Date Matter?
Under the new CGT indexation method, eligible assets held immediately before 1 July 2027 may use their market value immediately before that date as part of the calculation. The correct treatment depends on the legislation and the owner’s circumstances, so the valuation date and tax treatment should be confirmed with a qualified tax adviser.
How Is a Valuation Different From a Cost Base Calculation?
A valuation provides evidence of market value at the relevant date. It does not determine every element of the property’s cost base or calculate the capital gain. Your accountant or tax adviser applies the tax rules using the valuation, ownership records and other supporting documents.
Does Ordering a Valuation Trigger Capital Gains Tax?
No. Obtaining a valuation does not sell, transfer or otherwise dispose of the property. It provides evidence of market value for future record-keeping and professional advice. A CGT event may occur later depending on what happens to the property.

Why Pre-order a 1 July 2027 Cost Base Valuation?
Pre-ordering before 1 July 2027 lets Duo Tax begin collecting the property information needed for your valuation. After the transition date, the final report can document market value using the relevant evidence. You do not need to sell the property to obtain this evidence.
Preserve Transition-Date Evidence
Property condition, tenancy, improvements and market evidence can become harder to reconstruct years later. Arranging the valuation soon after the transition point may create a clearer contemporaneous record.
Reduce Future Reconstruction
If the property is sold much later, a retrospective valuation may require older evidence and more assumptions. A timely valuation can reduce reliance on records that may no longer be readily available.
Support Future CGT Records
The report can be kept with purchase documents, improvement records and other property records for your accountant or tax adviser to consider if a future CGT event occurs.
Prepare Without Selling the Property
You do not need to sell or transfer the property to obtain the valuation. Pre-ordering and later obtaining the report is a record-keeping step, not a CGT event.

What Is a 1 July 2027 Cost Base Property Valuation?
It is an independent assessment of a property’s market value at the 1 July 2027 CGT transition point. The report may provide evidence for the owner and their tax adviser to consider if the property is disposed of in the future.
What Date Will the Property Be Valued At?
For the new indexation method, the statutory reference is market value immediately before 1 July 2027. We refer to this more simply as market value at the 1 July 2027 CGT transition point. The valuer will apply the appropriate effective date in the report.
Can the Final Report Be Prepared Before 1 July 2027?
No. The final valuation cannot be completed before the valuation date and its relevant market evidence exist. You can register, provide records and discuss access requirements beforehand, with the final report prepared after the transition date.
Do I Need to Sell My Property Before Ordering?
No. You can obtain valuation evidence while continuing to own the property. Ordering or receiving a valuation does not require a sale or transfer.
Does Ordering a Valuation Trigger CGT?
No. A valuation documents market value and does not itself create a disposal or CGT event. A CGT event may occur later depending on what happens to the property.
Is a 1 July 2027 Valuation Compulsory?
Not necessarily. A valuation is an evidence pathway and may not be required or suitable for every property owner. Your accountant or tax adviser can explain whether the report may be relevant to your circumstances.
What Information Should I Provide?
Depending on the property, the valuer may request the property address, ownership and purchase records, plans, leases, details of improvements, access information and evidence of the property’s condition around the valuation date. Duo Tax will confirm what is required for your report.
Who Should I Speak to About Using the Report?
Duo Tax prepares the independent property valuation. Your accountant or tax adviser should confirm whether the valuation is relevant, how the CGT rules apply and how the report should be used with your other records.
